This file makes available the 50th percentile rents for all Fair Market Rent areas. THESE ARE NOT FAIR MARKET RENTS. Under certain conditions, as set forth in the Interim Rule (Federal Register dated October 2, 2000), these 50th percentile rents can be used to set success rate payment standards. There is one record per metropolitan area or nonmetropolitan county. It is sorted by state, then by metropolitan area and nonmetropolitan county. It is in dBASE (DBF) format for easy use by most data management programs, including spreadsheets. It includes the following fields: ST State abbreviation ID_AGIS2 Master identifier: MSAmmmm for metropolitan areas CNTYssccc for nonmetropolitan counties, where ss is the State numeric code and ccc is the county code. AreaName Area name FMR0BR 0 bedroom FMR, 2000 Final FMR1BR 1 " " " " FMR2BR 2 " " " " FMR3BR 3 " " " " FMR4BR 4 " " " " The file has been compressed into a self-executable ZIP file. To un-compress, type 50thPERCENTILE at the DOS prompt, or double-click on the file name if in Windows. Rents for units above 4 bedrooms are found by adding 15 percent to the 4 bedroom rent for each additional bedroom. The rent for Single Room Occupancy is 75 percent of the 0 bedroom rent. The rents for all component counties of a metropolitan Fair Market Rent Area ("MSA") are the same, and are therefore not listed separately. Fair Market Rent areas incorporate the Office of Management and Budget's most current definitions of metropolitan areas, with exception to several large metropolitan areas whose revised OMB metropolitan area definitions were determined by HUD to be larger than the housing market areas as listed below: Chicago, IL - Dekalb, Grundy, and Kendall Counties Cincinnati-Hamilton, OH-KY-IN - Brown County, OH; Gallatin, Grant and Pendleton Counties in KY; and Ohio County, IN Dallas, TX - Henderson County Flagstaff, AZ-UT -= Kane County, UT New Orleans, LA - St. James Parish Washington, DC-MD-VA-WV - Berkeley and Jefferson Counties in WV; and Clarke, Culpeper, King George and Warren Counties in VA For further information, please consult Marie Lihn via e-mail at Marie_L._Lihn@HUD.GOV or by phoning (202) 708-0590. 1/16/2001: H:\REE\FMR\WebSite\50thPERCENTILE.DBF and 50thPERCENTILE.TXT
