| Description |
The ordinance permits both residential design manufactured and modular housing within neighborhoods in which similar existing dwellings are located. This ensures similarity in the exterior appearance of the houses in the neighborhood while allowing non-site built houses. The ordinance creates minimum requirements to promote such compatibility, such as a minimum square footage of the house, minimum dimension of the exterior façade, specific grading of the lot, and additional construction site specifics. Criteria are established in order to compare the manufactured houses with the existing houses in the neighborhood. Examples of this are roof pitch and roof materials. The house must have a permanent foundation and meet the average number of projections on the façade of the house as found in the neighborhood. A waiver clause is included.
