| Description |
The Code of the City of Santa Ana has several provisions that affect supply of affordable housing. The city grants density bonuses pursuant to the State of California law. It provides that a waiver or modification of development and zoning standards is available to these projects, provided that the site meets water efficient landscape standards. The article implements the mandatory provisions of California Government Code sections 65915 through 65918, and grants increased residential densities to developers who guarantee that a portion of their residential development will be available to low-income households. The law is intended to assist the housing industry in producing adequate and affordable shelter for all economic segments of the community and to provide a balance of housing opportunities for low-income households throughout the city. It is intended that the affordable housing density bonus and any additional development incentives be available for use in all residential developments. [Section 41-1726]
Home occupations are allowed when business licenses and home occupation permits have been obtained and certain conditions have been met. Exterior signs and storage of work equipment outside of any enclosed structure are not allowed. The home occupation must not alter the residential character of the property, no more than 2 people may be employed at the home occupation, the occupation may not use more than one room or 400 square feet, and extra traffic may not be generated by the home occupation. |
